what to know before you apply

credit score & income

Credit score must be 550+ 

Income- Gross income must be at least 2.5x target rent and utilities

 For co-applicants: Each applicant’s income must be 60% of rental rate

Required Documents

State Issued ID or DL

Passport, Matricula Consular ID, or Resident Alien Card

Must be current at the time of applying and upon move in for ALL applicants over the age of 18.

Social Security card or ITIN Letter is required for all applicants OR:

W-2 showing complete SS number

FILED Income Tax Return displaying SS number in lieu of SS/ITIN

Proof of Income

One month consecutive paystubs listing YTD & pay periods (must be at current job longer than 6 months)

Pay stubs with no YTD acceptable up to 12 months along with 12 months of bank statements- Must coincide with paystub amounts

12 months of bank statements (FULL STATEMENT ALL PAGES)

PLS check cashing 12 month/ YTD summary

For self employed applicant: previous years FILED tax return and 12 months of bank statements OR

12 months of consecutive bank statements (FULL STATEMENT)

Job offer letter if applicable, and will require verification. Last check stub from previous employer (30 days acceptable)

SSI Award letter/ VA Benefits letter with verification or receipt

Child support award letter (OAG 12 month dispersment)

rental criteria

In order to rent from Camden Homes, applicants cannot have any of the following: 

Financial/other

  • Eviction in Last 7 years
  • Total gross monthly income less than 2.5x the target rental rate
  • Plan to have restricted dog breed/animal
  • Outstanding property or rental debt in last 7 years
  • Bankruptcies within the last 7 years
  • Not able to provide bank statements

Criminal History

  • Convicted of violent or sexual crime
  • Felony in the last 7 years
  • Pending case for a disqualifying offense
